Adams & Company was incorporated and began business with $1,200 in capital stock. Founders Samuel Field and Samuel Rosenthal created the firm to specialize in the rental, sale and management of midtown business properties between 4th and 42nd Streets.

Adams & Company played a central role in the development of the Garment District. The firm moved the first prominent millinery manufacturer, The Fashion Hat Company, to 43-51 West 36th, and then brought almost every sizable firm in the industry to the District.

At the end of its first decade, Adams & Company managed 125 buildings, with a value of over $130 million. The Pennsylvania, the Flatiron and the International Commerce buildings were among the properties in “Adams City.”

By the end of its second decade, Adams & Company had expanded beyond its management activities to represent the estate of Vincent Astor, Chase National Bank, Prudential Life Insurance Company and all of the largest trust companies of the time.

According to the New York Times, at the 15th Anniversary party, "one guest, an officer of one of the oldest real estate companies in the city, remarked that Adams & Co. had grown more in fifteen years than his concern had in three or four times that time."

During World War II, several officers and employees of Adams & Company served in the armed forces. Founder Samuel Field became chairman of the board, a position he held for the next 40 years.

Members of Adams & Company formed partnerships to buy many of the buildings the firm continues to manage today, including 16 Madison Square West, 10 West 33rd Street, 411 Fifth Avenue, and 53 West 23rd Street.

Kenneth Walsh, now an Adams & Company Principal and the firm’s head of Property Management and Construction, begins working in Adams & Company buildings. He establishes a reputation as one of the most discerning property managers with the highest standards for building operations.

After selling his business, Roaman’s, Martin Roaman joins Adams & Company as President. Roaman’s had been one of Adams & Company’s premier tenants at 463 Seventh Avenue, allowing Martin to oversee the firm’s Property Management with a unique and invaluable perspective.

David Levy and co-principal Jim Buslik became partners in Adams & Company, having already established a close relationship with principal Sidney Perlman, founder Sam Field’s son-in-law, by placing dozens of tenants within the portfolio over the years. After Sidney’s passing, his son John Perlman takes on an expanded role at the firm.

Principals Kenneth Walsh, James Buslik, David Levy, and John Perlman redirected the focus of the firm. Together, they made the decision to prioritize reinvestment in the legacy properties, all centered within one of the most desirable Class B office markets in the city. The decision to update the buildings’ infrastructure, appearance and technology, and to reinvest in them regularly, ensures that these buildings thrive for generations to come and remain at the forefront of their market.

Adams & Company puts a larger emphasis on sustainability – increasing the buildings’ energy efficiency and decreasing their carbon footprint. Adams & Company embarks on a long term capital project plan to install cooling towers, convert to natural gas and retrofit lighting to LED bulbs, among other initiatives.

Adams & Company expands the Operations department to include project directors and site supervisors, enhancing even further the level of service and quality of the property operations.

The Leasing department multiplies its business through successful partnerships with various third party property owners. Similar to the partnership Adams & Company forged in 1999 with Buslik and Levy, various other property owners select Adams & Company as their exclusive leasing agents.

Adams & Company launches an online tenant portal, the Adams & Company Community Portal. The platform enhances tenant interaction in a whole new way and facilitates a suite of new offerings and amenities exclusive to Adams & Company tenants.

Adams & Company celebrates its 100th Anniversary with admiration for its history and excitement for the future. The firm continues its commitment to superior service and top management via a new generation with close ties to the company’s history. Kenneth Walsh’s son, Ken Walsh Jr, the fourth generation to work at Adams & Company, Jim Buslik’s son Jeff Buslik, and founder Sam Field’s great-granddaughter, Betsy Perlman, usher Adams & Company into its second century of business.
