TWO FASHION EXPANSIONS



Hotline Showroom signed an eight-year 2,900 sf expansion at 231 W. 39th Street while James Perse Enterprises signed a short-term, 2,187 sf expansion at the same building. Hotline Showroom will now occupy a total of 5,800 sf and James Perse totals up at 4,508 sf. By LOIS WEISS Hotline Showroom specializes in selling clothing brands to department and specialty stores. The company will use the space as an office and showroom to display it’s popular Joe’s Jeans line. James Buslik of Adams & Co. represented both the tenant and building owner in the Hotline transaction which had an asking rent of $45 per foot. James Perse develops low maintenance, high fashion clothing for men, women and children, which is sold at top retailers such as Barney’s New York, Berfdorf Goodman and international specialty stores. The space is its New York headquarters and will be used for office and showroom purposes. James Buslik of Adams & Co. represented both the tenant and building owner in the transaction which also had an asking rent of was $45 per foot. Built in 1908, the 12-story building is located between Penn Station, Times Square and Grand Central station and is also known as the Contemporary Fashion Center.
