Investment firm trading spaces

By: Andrew Buck Investment research firm Street Brains will move from midtown to a new Flatiron loft at 72 Madison Ave. Street Brains, an investment research firm, has fled midtown for the Flatiron district, moving into a 5,000-square-foot loft on the third floor at 72 Madison Ave., between East 28th and East 29th streets. The firm, previously located in the Seagram Building at 375 Park Ave., signed a 10-year lease. The asking rent was $48 a square foot. Tenant broker Jeffrey Buslik of Adams & Co. says firms are moving to the Flatiron district to find a creative environment for their employees. The property at 72 Madison was originally built in 1911 and has recently been renovated, getting on-site security and a new lobby. Some of the office space in the 12-story building has high ceilings and good light. This was Mr. Buslik’s second lease deal in the building in just three months. Andy Udis and Mike Dreizen of Newmark Knight Frank represented the landlord.
